Please carefully read the Terms and Conditions that apply between F+D Sarl (“Owner“) and you (“Tenant”) for the purposes of a Short Term Furnished Rental Accommodation.

REQUEST FORM
You will find it on the website www.homeparishome.com/reservation

LEASE AGREEMENT
After confirmation that the Property is available for the date required, you will receive a Lease Agreement with all details of your rental (rental period, payment schedule, ….) and terms and conditions.

DEPOSIT RESERVATION
Reservation of the Property will only be confirmed upon reception of a 50% deposit of the Total Amount.

BOOKING RESERVATION
Upon reception of the signed Lease Agreement and the Deposit Reservation, we will send you a Booking Confirmation and your login/password to access to www.homeparishome.com/customers downloads. You will find all details for your holidays in Paris.

FINAL PAYMENT
The Balance payment is due two weeks before arrival in the Property. Failure to pay the Balance on time will constitute a cancellation.

PAYMENT OPTIONS
PayPal, Funds Transfer. The Owner does not cover the extra banks fees. All amount paid has to correspond to a net payment.

INVOICE
Invoice will be send to you at the end of your stay.

CANCELLATION & REFUND POLICY
(a) Cancellation
Every Cancellation has to be made by e-mail.
(b) Cancellation by the Owner
If the Owner cancel the short term rental accommodation for exceptional reasons, you will be refund in full of all sum paid. We will have no other liability. If the Tenant fail to pay the Balance on time, the Owner cancel the short term rental accommodation. The Deposit Reservation is lost. The Tenant has no title to stay in the Property
(c) Cancellation by the Tenant
If a booking is cancelled more than six weeks prior to the Arrival Date, 25% of the Total Amount is due and payable by the Tenant and retained from the Deposit Reservation. The balance is refunded. If a booking is cancelled less than six weeks prior to the Arrival Date the Reservation Deposit is lost.
(d) Refunds
All Refunds are calculated in € less any bank charges and fee. Refunds may take up to 5 days to appear on your statement.
(e) No Show
If you do not arrive at the first day of the stay the Reservation Deposit and the Final Payment will be lost and the Owner can rent the Property to another Tenant for the same period.
(f) Short stay
If you have to cut short your stay, the Owner will not reimburse you for the remaining period.

STAY
(a) Duration
The minimum stay is based on three nights.
(b) Lenght
You have agreed upon a fixed length of accommodation, and under no circumstances you have the right to stay in the Property when the stay is over.

OCCUPANTS
Only persons notified on the Booking Form can occupy the Property. The number of persons permitted to occupy the Property is limited to 6, the number of beds available.

FAIR USE. RESIDENTIAL AMENITY. GOOD NEIGHBOURLY BEHAVIOUR.
The tenant agrees to respect the following rules:
(a) He uses the Property only for private purposes during the leisure stay. Under no circumstances may the Property be used for any commercial, skills-based or professional activity. He may not re-let/sublet the Property to any other third party.
(b) He preserves the amenity Property and leave it in a clean and tidy condition at the end of the rental period.
(c) He occupies the Property with the person listed on the Lease Agreement within the limit of the apartment’s sleeping capacity.
(d) He engages in good neighbourly behaviour. He avoid any behavior that could interfere with the tranquility of the building’s other inhabitants. Particularly noise should be kept to a minimum between 10pm and 8am.
(e) He complies with the By-Laws that apply to the Property.
(f) He may not remove any of the furniture or effects from the Property. Furniture must be returned to its original position.
(g) He is responsible for keys (including access devices) and loss of keys and key/lock replacement.
(h) He is responsible for all damage or loss which occurs to the Property or its contents during the occupation. He will immediately report to the Owner any repairs required or damage.

GENERAL CONDUCT
(a) Pets
For sanitary reasons, allergy reasons no animals are allowed in the Property.
(b) Smoking
The Tenant must not smoke within the Property.
(c) Others
The Tenant must, every time they leave the Property, securely lock doors and windows, and switch off lighting, appliances and water to conserve resources and avoid damage.

INSURANCE
(a) The property
The property itself and its furniture and equipment are covered by Insurance, in case of fire, water damage, burglary, window glass breakages. The Insurance covers also damage to Neighbors.
(b) Short-term rental insurance
The Owner takes out an Insurance which cover damage to the Tenant caused by fire, explosion and water. This Insurance cover also the Tenant’s liability.
(c) Travel insurance
The Owner advises you to buy a holiday accommodation insurance covering cancelation and interruption. This insurance cover you for sums already spent. If you have to cancel the reservation, any sum will be reimbursed and the Owner will receive any balance due. If you have to cut short your stay, you will be reimbursed for the remaining period. (d) Belongings
Any valuables left at the Property are left at your own risk. Entrance door must be always locked with key when you are outside as well as inside the accommodation. Safe should be used and proper care taken against theft and burglary. We accept no responsibility for any loss, damage or consequential losses due to theft or any other security related incident howsoever caused.

INVENTORY
An Inventory of the Property and its contents is carried out between the Tenant and the Owner on arrival. This document is attached to the Lease Agreement. The same Inventory is carried out between both parties at the end of the rental period.

SECURITY DEPOSIT
The Tenant is required to pay a Security Deposit as protection against any potential damages, theft. The deposit is equal to €800. The Security Deposit is due two weeks before arrival in the Property. This Security Deposit does not generate interest. It will be returned to the Tenant after the keys have been returned and the exit Inventory has been carried out. The Property Manager has one week to return the Security Deposit. This sum will be returned if no damage has been observed in the Property and if it has been left in good condition. The Property Manager has the authority to deduct monies from the Security Deposit to remedy any damage, missing items, and to invoice it.

(a) The Rates include
- The Property itself and its furniture and equipment (refrigerator-freezer, microwave, oven, nespresso coffe maker,…) listed on the Inventory.

- Bathroom supplies, toilet paper, basic cleaning products, detergent for dishwasher
- Final cleaning. The tenant has to leave the Property in a clean and tidy condition

(b) The Rates do not include
- Insurance for belongings of the Tenant
- Premium Services. Extra Services on request (Airport transfer, extra housekeeping, …)

ARRIVAL, DEPARTURE, KEYS
(a) Check-in time: 2.00pm
The check-in time is planned at 2.00pm. Someone will be at the Property to welcome you. If the Property is not rented the night before your arrival, we allow possible early check. In case of late arrival (after 8 pm) we will charge €30.
(b) Check-out time: 10.00am
The property must be vacated by the Tenant and keys returned to the Owner by 10:00 am on the Departure Date. Someone will be there at your departure.
(c) Autres
If your arrival is delayed you must inform the Owner so that suitable arrangements can be made. 


RIGHT TO INSPECT THE PROPERTY AND RE-ENTER THE PROPERTY
The Owner has the right to inspect the Property during the booking period subject to reasonable prior notice being given unless the Owner has reasonable grounds to believe that the property is being damaged or at risk or if the Tenant breaches any term of this agreement.

INFORMATION ON THE PROPERTY
The Owner endeavour to describe the property and its position to the best of its ability and in good faith. No liability or damages will be accepted by the Owner for mis-description.

LIMIT OF LIABILITIES
The total liability of the Owner for any claim will not exceed the Total sum paid by the Tenant.

PRIVACY AND GENERAL LAW
F+D Sarl will not share your personal information with any third party, unless it is required to complete your booking, provide services to you, or settle your account.
You acknowledge that F+D Sarl carries on business within France and this agreement is governed by the law of France.
